"Should we select an agent based on price?"  

Donot select an agent based upon price. Real estate agents don't establish value, the market does. Select an agent first, then price your home.

"So, how do I set the asking price?"  Buyers comparison shop, get access via the Internet. A CMA is like an X-RAY of the market.

"Our home is better than the others." Buyers ask: "What's the difference?" Must surpass in these criteria: Location, Size or Amenities.

"What if the market is changing?"

Rising: Price it a little higher because the market will

 rise to catch it. Flat: You must price right at the market. Falling: Overpricing here is dangerous because it will stay on the market for a long time.

"They can always make an offer." They can only do that if they SEE your home. The right price attracts the right buyers. The wrong price attracts the wrong buyers.

"We can always come down." Key buyer question: "How long has it been on the market?" Finally sells below market value.

"We need the money." Your need for money doesn't affect value. Would you pay more for a home if you knew the owner needed the money?
